Description

Most lists of construction lenders are a spreadsheet of names. This one tells you what each lender will actually do.

Eighty-six private and hard money lenders who fund ground-up construction — filterable by the things that decide whether you can build.

7
lend 100% of cost
8
roll the interest into the loan
20
will finance the lot
18
take first-time builders

What you get for every lender

  • ✓Loan to cost, and loan to value
  • ✓Whether they finance the lot
  • ✓Whether they roll your interest payments in instead of billing you monthly
  • ✓Whether they take first-time builders
  • ✓Minimum credit score, loan term, and the states they serve
  • ✓A direct phone number

Every figure shows where it came from.

Press the i beside any number and you see the exact sentence from that lender’s own website, a link to the page it was on, and the date it was read. You are never asked to take our word for anything.

Where an entry is blank, that means something

A blank is not a gap in the research. It means the lender does not publish it, and we will not guess.

Those blanks are useful. Almost no lender publishes whether your interest can be rolled in, and only one of the eighty-six names the states it quietly will not lend in. So a blank tells you exactly what to ask when you call — and a figure invented to fill a cell would be worse than no figure at all, because you would plan around it.

It does not go stale in your inbox.

This is not a PDF. It lives on the site, and every lender’s website is re-read about every three months. Your access does not expire — the directory you buy today is the one that keeps being updated.

Who it is for

Owner-builders, spec builders and first-time builders arranging ground-up construction financing.

If you are building a home you will live in and qualify for a VA, USDA, FHA or conventional construction loan, those are usually better terms and this is not the right product for you.

Please read before you buy: this is non-refundable.

Access is granted the moment your payment clears, so there is nothing to return. Digital products are non-refundable once delivered. If something is wrong with the directory itself — a dead link, a lender that no longer exists — email support and it gets fixed for everybody.

What it is not

We are not a lender and not a loan officer, and we do not originate loans. None of these lenders pays to be listed here or for a better position. Nothing in the directory is a recommendation, an offer of credit, or advice about which loan suits you.

We can only report what a lender publishes. A lender may have changed or withdrawn a program without updating their website, so confirm everything with them before you rely on it.

If you ask us to introduce you to a lender and your build is a business-purpose loan — a spec build, a rental, an LLC borrower — we may be paid a referral fee by that lender. We are never paid on a loan for a home you will live in.
